The village of Nea Skioni is situated in Kassandra, the first peninsula or ‘leg’ of Chalkidiki. The residences will be built along the hills of the village, providing them with a spectacular and unobstructed view of the sea, which is located at walking distance, and overlooking the marina. Due to a mix of both sunken residences and two-storey houses, this project is ideal for both people and the environment, combined with optimal accessibility.

The complex is facing south, guaranteeing a wide view over the green overgrown hills and the Aegean Sea. The project contains 15 state-of-the-art villas, twelve of which are submerged into the hillside while the remaining three are two-storey residences. The two-storey residences are located on the southern, lowest part of the plot and are designed and positioned so as to not obstruct the view of any of the higher-lying homes. All residences are ideally located to enjoy the marvellous Greek sunset.
The three two-storey residences are designed over a total area of 111 sq.m. and include two bedrooms with en-suite bathrooms, a living room, a fully equipped kitchen, a guest WC and guest lounge. Access is always from the back of the residence, connected to the private parking lot. The lighting is ensured by tall openings, doors and windows.
The submerged residences are designed in full harmony with the morphology of the ground. There are two types of submerged residences that vary according to the number of bedrooms available. The first type (5x) consists of two bedrooms with an en-suite bathroom, a spacious living room, a fully equipped kitchen, guest WC, and has a total of 81 sq.m. living space. The second type (7x) consists of three bedrooms with en-suite bathroom, spacious living room, kitchen, and guest WC, with a total of 111 sq.m living space. The submerged residences always have frontal access.
The green planted roofs of the submerged residences provide unity in the view and design, and also ensure a milder microclimate throughout the year. The way these residences are fully integrated into the hill and landscape makes them ultimately eco-friendly due to the benefit of climate control, gives them maximum privacy, and spoils the landscape as little as possible by being hidden from sight. In the submerged residences, the atrium in the rear of the house provides a green outdoor area and a large entrance for light, serving the submerged areas of the residence.
The living areas in both types of villas are designed and developed along the view line, making full use of its potential. In addition, both the two-storey as well as the submerged residences have a private pool, with a spacious deck and an outdoor living area, all with marvellous sea view. All properties have a private parking space suitable for two cars, located near the main entrance of the residence. There is also a guest parking at the rear of the building site.
